The definition of “select-service” within the hotel industry may differ from person to person, but there is no hesitation that properties in this section are the most prevalent among developers. As the name implies, select-service properties deal limited steps of services related to full-service hotels. While most select-service properties do not enclose widespread meeting, entertaining and retail facilities, there is variety when it comes to the offering of food and beverage (F&B) service for sale. Within the select-service type, there are brands that offer selling food and beverage service, and others that do not.
To gain a better indulgent of the performance of select-service hotels, we examined a group of 233 properties that providing year-end operating statements for our firm’s Trends® in the Hotel Industry survey each year from 2010 through 2015. One-third of the properties in the example offer some degree of selling food and beverage service (e.g. Hilton Garden Inn, Courtyard by Marriott, Hyatt Place), while the remainder of the sample is correct limited-service hotels (e.g. Hampton Inn, Fairfield Inn, Comfort Inn). For the purposes of this examination, we restricted our analysis to stuffs that function in the upper-midscale and upscale chain-scale sections, and are affiliated with brands that are usually considered to be “select-service”. Barred from the examination were prolonged-stay hotels and full-service suite hotels, as well as old-fashioned full-service hotels, resolution hotels and resorts.
